ownership of a year 'round second home.
Q: What are the special benefits of ownership?
A: The primary benefits of ownership are economics, exclusivity, equity and ease.
This is a product that absolutely makes economic sense. Unless you are among the superwealthy
(or even if you are) it is very difficult to rationalize paying for 100% of an asset
which you may only use 10% of the time. Through co-ownership you not only pay for
just the fraction of which you own, you also pay only a fraction of the annual operating
expenses.
Unlike a large condominium development or a timeshare resort, a very limited number of
individuals will share ownership in a very limited number of luxuriously furnished, richly
appointed private residences. Les Saisons offers an aire of luxury, exclusivity and
service found only in a five-star resort or in a private home. And we offer the best of
both. There is a sense of pride, a sense of achievement, a sense of belonging that comes
with equity ownership in Les Saisons. Rather than continuing to rent accommodations
for your Sun Valley vacations, ownership in Les Saisons becomes an asset that you and
your family can use for generations.

the moment we pick you up at the airport, or you pull into your reserved underground
parking space, everything is taken care of. No concern about fouled up arrangements. No
time spent getting settled in a strange environment. No time spent on unfurnished
maintenance projects. This is what vacations should be like.
Q: What do I own?
A: You are purchasing a real estate interest in a residence in Les Saisons. Technically this is
an undivided, one-eighty ownership interest as tenants-in-common in one of the twelve
residences along with common areas. This is evidenced by a free simple deed. Also
included is an exclusive right to the use of the residence during a specified number of
weeks pursuant to established reservation procedures.
Q: How often can I stay at Les Saisons?
A: Owners can stay at the property as often as they wish based on availability and in
accordance with the Reservation Procedures. Each owner can reserve in advance (5)
planned weeks per year in the following manner: Two weeks in the Winter / Spring, two
weeks in the Summer / Fall and one additional week in either Winter / Spring or Summer
/ Fall. Once the planned weeks are confirmed for that upcoming season, owners can then
reserve additional time on a Space Available basis at a fee of $150 per stay. There is no
limit to the amount of time owners can stay at Les Saisons. Only 40 of 52 weeks of the
year can be reserved through planned weeks.
Q: Can I stay for consecutive weeks?
A: Yes. Owners may request to spend two or three weeks consecutively using their Planned
and Optional week reservations. Also, space permitting, owners can request to add a
Space Available reservation to an existing Planned or Optional Week reservation or
request consecutive weeks with only Space Available reservations. In addition to
consecutive week stays, space permitting, owners can use more than one residence
simultaneously for family reunions or large gatherings.
Q: What is a "fee simple deed"?
A: A fee simple deed is the type of tile you have on your home. It allows you to sell your
property whenever and in whatever manner you choose. You may gift it, will it, or sell it
at any time. It is the simplest, cleanest form of property ownership.
